    Flamborough

Serving Flamborough homeowners on the rural side of Hamilton

Flamborough is the rural half of Hamilton: around twenty small communities, Carlisle, Freelton, Greensville, Millgrove, Rockton, Lynden, Sheffield, Strabane and more, spread across farm country north and west of the city. The lots are measured in acres, the driveways in hundreds of feet, and the lawns take a crew most of a day. Most properties are on a private well and a septic system, and three conservation authorities meet here. A country lot is a different job from a city lot, and the point is to improve it without flattening the things that made you buy it: the trees, the slope, the view down the lane.

We build long driveways, big lawns, retaining walls, fences, patios and gardens across Flamborough, and we are a Hamilton crew, so it is all within range. The crew that quotes the farm lane is the crew that rakes it out at the end. Rural work gets the same terms as the city: a free written quote, materials at cost, a 1-year craftsmanship warranty and full insurance, with the drive out never on the bill. Call (905) 906-0671 or send the form and name the hamlet, because Flamborough is twenty of them.

    What we build in Flamborough

What we build across Flamborough's hamlets and farms, quoted free and in writing. Click through for the detail on any of them.

    • Interlock patios: Patios sized for a country backyard and a long table, on a deep compacted base so the freeze cannot move them.
    • Interlock driveways: The apron and parking court at the house end of a long lane, built on a base deep enough for trucks and trailers.
    • Walkways and front entrances: Flagstone, slab or interlock walks from the parking area to the door, sloped to shed water.
    • Retaining walls: Armour stone and block walls for the slopes around Greensville and Millgrove, with gravel and drainage behind them.
    • Concrete: Broom, stamped or exposed aggregate for patios, walkways and the pad under the workshop.
    • Concrete driveways: A broom finish parking court or driveway poured thick with wire mesh, with the lane left as gravel if that is what suits the property.
    • Concrete steps and porches: Front steps and porches on older farmhouses replaced, plus pads for sheds, hot tubs and barns.
    • Patio restoration: Interlock that has heaved or sunk, lifted, re-levelled, washed and re-sanded without replacing the stones.
    • Grading: Acreage lawns and yards regraded so water runs to the ditch or the pond instead of toward the house, with the septic bed left alone.
    • Drainage: Swales, French drains and downspout extensions for low wet ground, which Flamborough has plenty of.
    • Sod and lawns: Lawns measured by the acre: old turf out, real topsoil in, bluegrass sod laid tight, with a care plan for the first year.
    • Gardens and planting: Beds, windbreaks and privacy rows for open lots, with every plant billed at cost.
    • Garden bed cleanup, mulch and edging: Farmhouse beds that got away stripped of fabric and weeds, edged deep and mulched fresh.
    • Decks and fences: Decks, pavilions and long runs of fence, built straight with the posts set below the frost line.
    • Fences and gates: Board fences, privacy fences by the house and wide gates for the lane, and failed fence sections rebuilt.
    • Hardscaping: Steps, borders, fire pit areas and stone edges that make a big property feel finished near the house.

    Neighbourhoods

    Communities we serve in Flamborough

Flamborough is not one place. It is a scatter of villages and concession roads, and the ground changes from one to the next.

    • Carlisle and Freelton: Village lots and acreages north of Waterdown, over the aquifer that feeds Bronte Creek. Carlisle has a wellhead protection area, so we are careful about what goes in the ground.
    • Greensville and Millgrove: Escarpment-top homes above Dundas, with slopes, stone and bedrock close to the surface in places.
    • Rockton, Sheffield, Lynden and Troy: Farm country to the west, with long lanes, big lawns and ground that drains toward the Grand River.
    • Strabane and Kirkwall: Rural roads in between, with the wet ground and high water table that parts of Flamborough are known for.

Building in Flamborough: what to know before you start

The ground. Flamborough changes underfoot. Around Greensville and Millgrove the escarpment’s dolostone sits close to the surface, and West Flamborough has a working quarry in it; post holes and footings there can hit rock. West toward Rockton and Sheffield the land rises into the Galt moraine, hummocky ground with gravel in it that drains well. In between, a lot of Flamborough is flat, wet ground: the mapped Flamborough soils are poorly drained with a water table that is always there, and the Beverly Swamp west of Freelton, about 2,300 hectares of it, is the largest piece. A lawn or patio on that ground needs real drainage planned in, not hoped for.

Water, wells and septic. The Beverly Swamp sits over a significant aquifer and feeds the springs of Bronte Creek, and Carlisle has a wellhead protection area in the Rural Hamilton Official Plan. Most Flamborough properties draw their water from a well and treat their own sewage, so before any grading, digging or machine traffic we ask where the wellhead and the septic bed are and keep equipment, fill and new hardscape off the bed and away from the well. Tell us what you know about the layout and we work around it.

Three conservation authorities. Flamborough drains three ways. Spencer Creek and its tributaries are Hamilton Conservation Authority territory. Grindstone Creek and the headwaters of Bronte Creek around Carlisle are Conservation Halton’s. The west edge around Rockton and Lynden drains to Fairchild Creek, a Grand River tributary that rises in the Beverly Swamp, so the Grand River Conservation Authority’s map is the one to check there. For a lot near a creek, a pond or the swamp we find the right authority first and build the approval time into the schedule.

Rules that apply because Flamborough is Hamilton. Hamilton’s Site Alteration By-law 19-286 applies on a rural lot as much as in town: changing the grade or placing fill needs a permit, except for routine landscaping where fill is 15 centimetres or less everywhere, drainage onto neighbours does not change and no swale is blocked. A residential fence can be up to 2.0 metres under Fence By-law 10-142, and no more than 0.9 metres inside a visibility triangle. Any deck attached to the house, or built for a pool, needs a building permit. The Ontario Building Code treats a retaining wall more than a metre high in exposed height beside public property, a building entrance or private property the public uses as a designated structure: permit and engineer’s drawings. A new driveway entrance across the road allowance needs access approval, and the boulevard parking program is not offered in Flamborough. By law a free locate from Ontario One Call comes before any digging; rural lots have buried hydro, gas and the line to the well, and we arrange it.

The season. Plant hardiness zone 6b, with the last spring frost around late April and the first fall frost around late October, and the low wet ground stays soft later into spring than the city does. Sod and planting from spring to fall, hardscape and fencing through the summer, and the rural lots wait for the ground to dry in spring and stop when it freezes. Start dates are given out in the order the quotes are accepted, so the farm that signs first starts first.

    Problems we fix

    Problems we fix in Flamborough

Most country lot calls start with a symptom: water pooling in the yard on low ground, an uneven interlock driveway at the house end of the lane, or overgrown shrubs and hedges that have swallowed the farmhouse. Each page explains what you are seeing, why it happens and how we fix it for good.

    FAQs

    Flamborough landscaping questions

Yes: Carlisle, Freelton, Greensville, Millgrove, Rockton, Sheffield, Lynden, Troy, Strabane, Kirkwall and the concession roads between them. We are a Hamilton crew, so all of it is in range. Call (905) 906-0671 and tell us the road and the nearest village.

Yes. A big rural lawn is quoted the same way as a village lot: strip the old turf, add real topsoil, grade for drainage and lay bluegrass sod, with the area written into the quote so you can see exactly what is covered. The sod installation page has the full method.

We can, and often the better answer is to pave the parking court and the apron at the house and leave the lane as gravel. Either way a driveway needs a deeper base than a patio, because trucks and trailers sit on it. See interlock driveways and concrete driveways.

In a lot of Flamborough, yes. The mapped soils are poorly drained with a high water table, and the Beverly Swamp is the biggest example. The fix is grading that moves water to a ditch or a low point and a French drain where the grade cannot do it alone. Read about yard drainage.

Yes. We plant rows of trees and shrubs chosen for the ground you have, wet or dry, spaced to fill in as a screen and mulched to hold moisture while they establish. On a country lot the row goes well clear of the septic bed and the well, and every plant is billed at what it costs us. See garden beds and planting.

Where they are. We keep machines, fill and any new hardscape off the septic bed, and we keep digging away from the wellhead and the line to the house. If you have the drawing from when the system went in, that is ideal; if not, tell us what you know and we locate the rest before we start.

No. Quotes are free and written. A lot of them are done by phone, text or email from photos and measurements, and we drive out when the job needs a look at the ground. Materials are billed at what they cost us with no markup, which matters when the quantities are rural sized, and the work carries a 1-year craftsmanship warranty.

The same way as in town, in stages. A first payment is due when the agreement is signed, more as each stage is finished, say the parking court and then the lawn, and the last on completion. The written agreement lists every payment before the machine arrives.

Yes, fully insured on every job, farm lots and village lots alike, and the work carries a 1-year craftsmanship warranty. Before any machine crosses the lawn we agree the route with you, well away from the septic bed and the well.

No. The free public locate (Ontario Dig Authority, formerly Ontario One Call) marks the utility companies' own lines, while lines you own, such as power to a barn or shed and the septic system, need a private locate. Tell us what runs where and we plan the dig around it.

Up to 3.0 metres on a lot used as a farm, against 2.0 metres on a residential lot, under Hamilton's Fence By-law 10-142, and the 0.9 metre limit near the road and in visibility triangles still applies. Sheet or corrugated metal fencing is not allowed on residential lots or in the Niagara Escarpment Development Control Area. See fences and gates.

Yes. Flamborough is Hamilton, so the fence by-law, the deck permit rule, the Ontario Building Code rule for taller retaining walls and the site alteration by-law all apply, and so does the Ontario One Call locate before digging. We tell you before we quote which ones touch your project.

It depends where you are. Spencer Creek and its tributaries are the Hamilton Conservation Authority's; Grindstone Creek and the Bronte Creek headwaters around Carlisle are Conservation Halton's; the west edge around Rockton and Lynden drains to Fairchild Creek and the Grand River, so the Grand River Conservation Authority's map applies. We find the right one when we quote.

If the lot is inside the GRCA's regulation limit, a permit comes before grading, fill, a new building or even a driveway, and the GRCA says a permit usually takes four to six weeks. Its Map Your Property tool shows the line, though the regulation applies even where an area is not mapped, and a permit issued after work has started costs twice the usual fee.

The City. A new entrance or a change to an existing culvert entrance needs a Residential Driveway Access Permit, the standard residential culvert platform is 6 metres wide, and the City installs it once the permit is approved; a blocked ditch or culvert at the road goes to the City's roadway maintenance line. We build the lane and the parking court on your side to meet it.
