    Dundas

Serving Dundas homeowners in the valley and up the hill

Dundas is the town at the bottom of the valley: Spencer Creek running through the middle, the escarpment rising on three sides, and some of the oldest streets in Hamilton laid out between them. The lots near King and Sydenham are narrow, the houses sit close together, and there is often no way to get a machine into the backyard. Up the hill toward Sydenham Road and Pleasant Valley the lots slope, and out along Governor's Road they stretch out under mature trees. Front walkways, stone walls that suit an old house, new sod and garden beds are the work we do most in Dundas, with patios and fences behind them.

We are a Hamilton crew, ten minutes away, and we plan a Dundas job around the lot: smaller equipment where the gate is narrow, a haul-away route agreed with you before we start, and stone chosen to sit beside what the house already has. The quote is free and written, materials are billed at what they cost us with no markup, and every job carries a 1-year craftsmanship warranty. We are fully insured. Call (905) 906-0671 or send the form below.

    What we build in Dundas

Every service below starts with a free written quote. Click any one for the full page on how we build it.

    • Interlock patios: Small, well built backyard patios for the old town, where the excavated soil and the new base often go in and out through a side gate by wheelbarrow.
    • Interlock driveways: Narrow single drives downtown and the long driveways of Governor's Road, built on a deeper base than a patio.
    • Walkways and front entrances: The front walk on a Dundas century home does a lot of work. Interlock, slabs or flagstone, sloped away from the foundation, with steps where the grade needs them.
    • Retaining walls: Natural stone and block walls for the slope lots up the hill, with gravel and a drain behind them so the wall holds through the freeze.
    • Concrete: Patios, walkways and steps in a broom, stamped or exposed finish, poured thick on a compacted base.
    • Concrete driveways: A plain broom finish driveway with mesh, control joints and a proper apron at the street.
    • Concrete steps and porches: Crumbling front steps and tired porches on older homes replaced, plus parging on a foundation wall that has lost its face.
    • Patio restoration: Interlock that has sunk toward the creek side of the yard, lifted, re-levelled, washed and re-sanded.
    • Grading: Yards regraded so water runs to the street or a swale instead of settling against an old stone foundation.
    • Drainage: Downspout extensions, French drains and swales for the low corner of a valley floor lot.
    • Sod and lawns: Shaded, root-bound front lawns stripped, topped with real soil and re-sodded, with the tree protected.
    • Gardens and planting: Beds planned for deep shade under old maples, with every plant billed at cost.
    • Garden bed cleanup, mulch and edging: Overgrown beds stripped of old fabric and weeds, the plants you want kept, a deep edge cut and fresh mulch spread.
    • Decks and fences: Decks that fit a small valley lot and fences that run straight between close neighbours.
    • Fences and gates: Privacy fences, gates that stay square and failed fence sections rebuilt.
    • Hardscaping: Steps, borders and stone edges that make an old garden read as one piece.

    Neighbourhoods

    Neighbourhoods we serve in Dundas

Dundas changes with the elevation. The valley floor, the old town and the hill each ask for something different.

    • The old town around King and Sydenham: Narrow lots, no side access, stone and brick to work beside. We plan the dig and the haul-away before we quote.
    • The valley floor near Spencer Creek: Flat lots on ground that has flooded before. We check the Hamilton Conservation Authority map before planning a wall or a grade change here.
    • Up the hill toward Sydenham Road and Pleasant Valley: Sloping lots where steps, terraces and retaining walls turn a hillside into a yard.
    • Governor's Road and the west end: Larger lots, mature trees and long driveways, with lawns that need real topsoil to beat the roots.

Building in Dundas: what to know before you start

The creek and the floodplain. Spencer Creek is the reason Dundas exists and the thing to respect when you build there. It flooded Thorpe Street in 1956 and several streets in a 2017 storm, and sections of it through town were channelized in concrete. The Hamilton Conservation Authority regulates the Spencer Creek valley, and its online regulated area map tells you whether a lot is inside the line. The Dundas Valley itself, about 1,460 hectares, is managed by the HCA as a conservation area. If your lot is on the valley floor or backs onto the creek, a retaining wall or a change of grade can need HCA permission first, and we build that into the plan rather than discovering it halfway through.

The escarpment. Lots up the hill can sit inside the Niagara Escarpment Commission’s Area of Development Control, where an NEC development permit comes before the City’s building permit. We check the map for slope lots before quoting a wall.

Trees. Dundas has had its own private tree by-law, By-law 4513-99, since before amalgamation, and the City has been consulting on one by-law for the whole urban area. Ask before a large tree comes out, and plan beds and walkways around the roots of the ones that stay. We would rather route a walkway than cut a root that holds up a hundred year old maple.

Access. Many old town lots have no side yard at all, or a gate too narrow for a machine. We quote with that in mind: smaller equipment, wheelbarrows, and a haul-away route and a materials drop agreed with you first. It can add a little time, and the quote shows it.

Permits and rules that apply because Dundas is Hamilton. A residential fence can be up to 2.0 metres under Fence By-law 10-142, and 0.9 metres at most inside a visibility triangle. A deck attached to the house or used with a pool needs a building permit. A retaining wall over 1,000 millimetres in exposed height beside public property, an entrance or private property the public uses is a designated structure under the Ontario Building Code and needs a permit and an engineer’s design. Changing the grade or placing fill needs a site alteration permit under By-law 19-286, except for routine landscaping where fill is 15 centimetres or less, drainage onto neighbours does not change and no swale is blocked. Widening a driveway across the City boulevard needs access approval, and the boulevard parking program is not offered in Dundas. By law a locate from Ontario One Call comes before any digging; it is free and we arrange it.

The season. Hamilton is in plant hardiness zone 6b, with the last spring frost around late April and the first fall frost around late October. Sod and planting run spring to fall, hardscape runs all summer, and digging stops when the ground freezes. Start dates are booked in the order quotes are accepted.

    FAQs

    Dundas landscaping questions

Yes, all of it: the old town, the valley floor, Pleasant Valley, Sydenham Road, Governor's Road and the west end, and up to Greensville. We are a Hamilton crew about ten minutes away. Call (905) 906-0671 and tell us the street.

Yes. We do it regularly in the old town. Excavated soil goes out and base material comes in by wheelbarrow or a small machine that fits the gate, and we agree the route and the drop spot with you first. It adds some time, and the quote shows exactly how much.

Usually. Natural stone walls, steps and flagstone paths suit the old town, and we source stone to sit beside what is there. Stone is billed at cost with no markup, so the choice is about the look, not our margin. See retaining walls and walkways.

Shade and roots. An old maple takes the water and the light, and a thin lawn on compacted soil cannot compete. Fresh topsoil, a shade tolerant sod and a bed or mulch ring where grass will never win is the honest fix, and we protect the roots while we work.

Shade-tolerant plants such as hostas and ferns, in a bed with fresh soil and a layer of mulch, laid out so the big roots are left alone. Under a mature maple a planted bed or a mulch ring usually does better than grass, and every plant is billed at what it costs us. See garden beds and planting.

Often, yes. We regrade so the ground falls away from the wall, extend the downspouts to let go well clear of the house, and where the lot is too flat to shed water, add a swale or a French drain to an outlet that does not send it to the neighbours. Anything inside the foundation is a waterproofing contractor's job. Read about water pooling in the yard.

We reply fast, usually within the hour. A lot of Dundas jobs can be quoted by phone, text or email from a few photos, and when the access or the slope needs a look, we set a visit at a time that suits you. The written quote follows quickly after. Start dates are booked in the order quotes are accepted, so an early call gets an early start.

Yes. There is no minimum: a few steps relaid, one bed cleared and edged, a short run of fence or a strip of sod beside the walk all get a written quote. On old-town lots a lot of the best work is small, and we fit it around the bigger jobs.

Yes. We are fully insured, which matters on a narrow old-town lot where the work runs a few feet from the house and the fence next door, and we agree the route for materials and the haul-away with you before we start. The work itself carries a 1-year craftsmanship warranty.

Only if you both agree. The City of Hamilton says a fence has to stand on your own property unless you and your neighbour agree to put it on the shared line, and disputes between neighbours are a civil matter the City stays out of. On a narrow Dundas lot a few centimetres matter, so it pays to settle the line before the posts go in.

Not all of them. The free public locate (the service now called Ontario Dig Authority, formerly Ontario One Call) marks the utility companies' lines within five business days, but lines you own, such as power to a shed or garden lights or a gas line to a barbecue, need a private locate. Tell us what has been added over the years and we plan around it.

Not always. Dundas has had its own private tree by-law, 4513-99, since before amalgamation, and the City has been working on a single by-law for the urban area. Check with the City before a large tree comes out. We plan beds and walkways around the trees that stay, including their roots.

Only with Forestry's sign-off. Hamilton's driveway guide says a new or wider driveway that comes within 1 metre of the dripline of a City tree, or of a private tree covered by the Dundas Tree Protection By-law, needs written approval from City Forestry with the application, and the boulevard parking program is not offered in Dundas. We measure the dripline at the quote so the plan starts from what can be approved.

It might be. The Hamilton Conservation Authority regulates the Spencer Creek valley and has an online map that shows the line lot by lot. If you are inside it, a retaining wall or a change of grade can need HCA permission before we start. We check the map when we quote and tell you what it means for the schedule.

Check with the HCA first. The Hamilton Conservation Authority lists Dundas Valley land among the areas it regulates, along with the land next to it, so grading, fill, a deck or a retaining wall there needs its written approval. Small fences and minor fill can be exempt in some cases, and the HCA confirms that project by project.

If it is attached to the house, yes, whatever its size. A freestanding deck of 10 square metres or less needs one only when it sits at a door and stands more than 600 millimetres high, and a larger uncovered one only when it is more than 200 millimetres off the ground; new railings always need a permit. See decks and fences.

A wall over one metre in exposed height beside public property, a building entrance or a place the public walks is a designated structure under the Ontario Building Code and needs a permit and an engineer's design. Lower garden walls usually do not. On the escarpment the Niagara Escarpment Commission may also have a say. We tell you before we quote.
