    Waterdown

Serving Waterdown homeowners, new streets and old

Waterdown grew by about 40 percent between the 2016 and 2021 censuses, to roughly 24,000 people, and almost all of that growth is in new subdivisions east and north of the village. A new build lot comes with a known set of problems: a thin skim of topsoil over ground packed hard by construction, a builder's grade that settles, sod that never roots, a bare fence line and a backyard that is dirt until someone builds the patio. That is most of our Waterdown work. The old village around Dundas and Mill streets is a different job, with established gardens, walkways and steps to redo, and along Grindstone Creek and Smokey Hollow the lots drop toward the water and a conservation authority has a say.

We are a Hamilton crew, so Waterdown is a short run up Highway 6. You deal with the same people from the quote to the final sweep, the quote is written and free, and materials are billed at what they cost us with no markup. Our work carries a 1-year craftsmanship warranty, we are fully insured, and a new-build lot is where that matters most. Call (905) 906-0671, or send the form with the street and we will tell you if we have been on it.

    What we build in Waterdown

These are the jobs Waterdown calls us for most, each with a free written quote. Each one links to the page that explains the build.

    • Interlock patios: The first patio on a new build lot, built on a deep compacted base rather than on the loose backfill the builder left along the foundation.
    • Interlock driveways: Driveways built for cars and winters, with the approval at the street handled as part of the quote.
    • Walkways and front entrances: Front walks for village homes in interlock, slabs or flagstone, and side walks that replace the mud strip on a new lot.
    • Retaining walls: Walls for the lots that fall toward Grindstone Creek, with drainage behind them and the conservation check done first.
    • Concrete: Broom, stamped or exposed aggregate for patios and walkways, poured thick on a compacted base.
    • Concrete driveways: A broom finish driveway with mesh and control joints, and the apron at the street handled with the City.
    • Concrete steps and porches: Front steps and porches on the older village homes, plus shed and hot tub pads for the subdivisions.
    • Patio restoration: A patio that settled along the house wall a few years after the build, lifted, re-levelled, washed and re-sanded.
    • Grading: The builder's grade put back the way the subdivision plan intended, so water leaves the lot through the swale instead of pooling by the fence.
    • Drainage: Downspout extensions, French drains and swales reopened for the wet corner every new subdivision seems to have.
    • Sod and lawns: The builder's skim of sod stripped, real topsoil brought in, fresh bluegrass sod laid tight. The most common Waterdown job we do.
    • Gardens and planting: Foundation beds and privacy planting for lots that came with none, with every plant billed at cost.
    • Garden bed cleanup, mulch and edging: Village beds stripped of old fabric and weeds, the plants you want kept, a deep edge cut and fresh mulch spread.
    • Decks and fences: Decks and privacy fences for new backyards, built straight and square with posts set below the frost line.
    • Fences and gates: Privacy fences and horizontal cedar along a bare lot line, with the shared fence conversation had before we start.
    • Hardscaping: Steps, borders and fire pit areas that turn a blank new backyard into a place to sit.

“I recently had Lumen remove the surface of our weed-infested lawn and replace it with fresh sod on the larger of two areas, and river rock on the smaller area. It was a pleasure dealing with Jeff at Lumen.”

“Excellent experience with Lumen Landscaping. Efficient, knowledgeable, hardworking, and my lawn looks fantastic. Highly recommend! I had Lumen landscape a second project one year later. Same terrific experience.”

    Neighbourhoods

    Neighbourhoods we serve in Waterdown

Waterdown is a village with a ring of new neighbourhoods around it, and the age of the street tells us most of what the yard needs.

    • The new subdivisions east and north of the village: Builder's sod on compacted subgrade, small backyards and bare lot lines. New lawns, fences and first patios.
    • The old village around Dundas and Mill streets: Established gardens, walkways and steps on older lots with mature trees to work around.
    • Along Grindstone Creek and Smokey Hollow: Slope and creek lots under Conservation Halton rules, where a wall or a grade change needs a check first.
    • Toward Carlisle and Flamborough: Larger lots and long driveways on the rural edge, with lawns measured in a different unit.

    Local knowledge

Building in Waterdown: what to know before you start

What is under a new lot. Waterdown sits on top of the escarpment, on hard clay till over dolostone bedrock, and the rock gets closer to the surface the nearer you are to the escarpment edge. On a new build lot the clay was compacted by every truck that crossed it, then topped with a thin layer of soil and sod. Roots cannot get into it and water cannot get out of it, which is why the lawn thins, the backyard stays wet and the patio built on the backfill beside the foundation sinks. A lasting fix is real topsoil over loosened ground for a lawn, and a deep compacted gravel base for a patio. Post holes near the escarpment can hit rock, and we plan for it.

Lot grading and swales. The City approved a grading plan when each Waterdown subdivision went in, and after closing the homeowner is responsible for keeping it. The swales along the lot lines carry everyone’s water, so filling one for a bigger lawn, or blocking it with a shed or a fence post, can pond water and flood a neighbour in a heavy rain. Raising the grade or bringing in fill falls under Hamilton’s Site Alteration By-law 19-286, which exempts routine landscaping as long as the fill stays at 15 centimetres or less, drainage onto the neighbours is unchanged and no swale is altered. We grade to the plan, not against it.

Grindstone Creek. The creek runs through Waterdown and over the escarpment at Smokey Hollow on its way to Hamilton Harbour, and it is regulated by Conservation Halton, not the Hamilton Conservation Authority. A lot that drops toward the creek can need Conservation Halton permission before a wall, a patio or a change of grade. Lots along the escarpment edge can also fall inside the Niagara Escarpment Commission’s Area of Development Control. We check both before we quote.

Fences, decks and walls. Hamilton’s Fence By-law 10-142 caps a residential fence at 2.0 metres and at 0.9 metres inside a corner or driveway visibility triangle. A deck fixed to the house, or one used with a pool, needs a building permit, while a small freestanding deck low to the ground may be exempt. The Ontario Building Code calls a retaining wall over a metre of exposed height next to public property, a building entrance or private property the public uses a designated structure, with a permit and an engineer’s design to match. Before we quote a Waterdown job we say which of these rules it runs into.

Locates. New subdivisions are full of shallow services. By law a locate from Ontario One Call comes before any digging, including fence posts; it is free and takes about five business days. We arrange it.

The season. Zone 6b on the escarpment top, last frost near late April and first frost near late October. Sod goes down spring to fall, with spring and fall the easiest on a new lawn; fences, patios and concrete run through the summer; digging stops when the ground freezes. Accepted quotes are booked in order, and a new-build lawn is usually quick to slot in.

    FAQs

    Waterdown landscaping questions

Yes, all of it: the new subdivisions east and north of the village, the old village, Grindstone Creek and Smokey Hollow, and out toward Carlisle. We are a Hamilton crew, so Waterdown is a short drive. Call (905) 906-0671 and tell us the subdivision or the street.

Because it was laid on a thin layer of soil over ground compacted by construction. The roots never got down, so the first hot dry spell burned it. The cure is to strip the builder's sod, loosen the ground, add real topsoil, grade it to drain and lay fresh bluegrass sod. More on our sod installation page.

Not on the backfill as it is. The soil the builder pushed back against the foundation keeps settling for years, which is why patios laid straight on it sink along the house wall. We dig it out, build a deep compacted gravel base and set the patio to slope away from the house. Read about interlock patios.

Usually the swale between the lots has been filled, blocked or has settled. We regrade the swale back to the approved grading plan, with your neighbour's agreement where it crosses the line, so both yards' water reaches the outlet, and add a drain where the grade alone cannot carry it. Read about water from the neighbour's yard.

Yes. We build pergolas, gazebos and sheds, set on proper footings or a pad and sized for a new-build backyard, and we keep them out of the swale so the lot still drains. Lumber is billed at what it costs us, with no markup. Read about pergolas, gazebos and sheds.

We usually reply within the hour. A new-build lawn or fence can often be quoted from the lot size and a few photos by text or email; a patio or regrading gets a visit. The written quote follows fast, and start dates are given out in the order quotes are accepted.

No. Every quote is free and comes as a written scope and price, by phone, text or email for many jobs and after a visit when the lot needs one, with materials billed at what they cost us and no markup. The work carries a 1-year craftsmanship warranty.

In stages. A first payment is due when the agreement is signed, then a payment as each stage is finished, for example the grading and then the sod, and the last on completion. The agreement lists them all before we start, and materials are billed at cost with no markup.

Yes. We try to give a heads-up on any delays and let you know when we are coming, with as much notice as possible. New-build clay holds water after a storm, and laying sod or a patio base on it too soon is how problems start, so a short wait is sometimes the right call.

No, and we will not do it either. The swale carries your neighbours' water as well as yours, and the City holds the homeowner responsible for keeping the approved grading. Filling or blocking it can flood the yard next door, and it can need a site alteration permit. We regrade to the plan and make the swale work better instead.

At least five business days. The free locate service (now Ontario Dig Authority, formerly Ontario One Call) marks the utility lines within five business days for a single address, and digging waits until every utility has responded. We request it before the post holes are dug, and new subdivisions are exactly where it matters.

Only a low one near the street. Hamilton's Fence By-law 10-142 limits a fence to 0.9 metres within 3 metres of the front lot line and inside corner and driveway visibility triangles, and the City suggests calling Municipal Law Enforcement before building a front-yard fence or one on a corner lot. A hedge counts as a fence in those spots too.

It can. Conservation Halton regulates the Grindstone Creek corridor, so a retaining wall, a patio near the slope or a change of grade may need its permission first. We check the map when we quote and build the approval time into the schedule rather than finding out later.

Weeks, not days. Conservation Halton strongly recommends a pre-consultation, confirms within 21 days whether an application is complete, and then aims to finish its review within about four weeks; its permission does not replace the City's permits. For a creek-side Waterdown lot we build that time into the schedule from the start.

With a site alteration permit, yes. The swales along your lot lines were built to the subdivision's grading plan, and until the City certifies that final grading, it requires a permit, with no exceptions, for work that regrades the lot or adds walls or new hard surfaces. We check where your lot stands first and work to the grading plan.

A fence itself does not usually need a building permit, but it has to follow Hamilton's Fence By-law 10-142: up to 2.0 metres on a residential lot and no more than 0.9 metres inside a visibility triangle. A locate from Ontario One Call comes before the post holes. See fences and gates.
