    Burlington

Serving Burlington homeowners from the lake to the escarpment

Burlington is next door to us and a different rulebook. The city sits on the sloping plain between the Niagara Escarpment and Lake Ontario, with Grindstone Creek and Bronte Creek cutting through it, and it has its own site alteration by-law, its own fence heights, its own private tree by-law and Conservation Halton on every creek. The yards change as you cross it: older lots in Aldershot along Grindstone Creek, slopes in Tyandaga and Brant Hills, mature lakeside gardens in Roseland and Shoreacres, and newer family streets north of the QEW in Millcroft, The Orchard and Alton Village, where the builder's lawn and the bare fence line are still the first jobs.

We build interlock patios and driveways, retaining walls, concrete, new lawns, fences and gardens across Burlington, and we know which approval each one needs before we quote it. The people who quote your Burlington yard are the ones who build it and clean it up. A Burlington quote reads like a Hamilton one: written, free, materials billed at cost with no markup, a 1-year craftsmanship warranty, and full insurance behind it. Call (905) 906-0671 or send the form with the street; we are in Burlington most weeks.

    What we build in Burlington

The work we do most in Burlington, quoted free and in writing. Click any one for the full page on how we build it, or go straight to our pages for Burlington interlock patios, Burlington concrete, Burlington sod installation, Burlington fences and Burlington retaining walls.

    • Interlock patios: Backyard patios and pool surrounds for lakeside lots and first patios for Alton Village, on a deep compacted base that stays flat through the freeze.
    • Interlock driveways: Driveways built for cars and winters on a deeper base than a patio. Our guide on interlock versus concrete for Burlington driveways helps you choose.
    • Walkways and front entrances: Front walks in interlock, slabs or flagstone for the established streets south of the QEW, sloped away from the house.
    • Retaining walls: Walls for the slopes of Tyandaga and Brant Hills and the ravine edges along the creeks, with drainage behind them and the city's site alteration screening done first.
    • Concrete: Patios, walkways and steps in broom, stamped or exposed aggregate, on a compacted base with the joints cut before the slab decides where to crack.
    • Concrete driveways: Broom finish concrete driveways with wire mesh, control joints and a clean apron at the Burlington curb.
    • Concrete steps and porches: Front steps and whole porches on Aldershot and Roseland homes replaced, plus shed and hot tub pads.
    • Patio restoration: Interlock from the 1980s and 1990s streets of Headon Forest and Palmer, lifted, re-levelled, washed and re-sanded without replacing the stones.
    • Grading: Yards regraded so water leaves the lot the way the grading plan intended, within Burlington's site alteration rules.
    • Drainage: French drains, swales and downspout extensions for the wet corner, planned so the water does not become the neighbour's problem.
    • Sod and lawns: Old or builder's turf out, topsoil in, fresh Kentucky bluegrass sod laid tight and rolled. Our Burlington sod guide covers the timing.
    • Gardens and planting: Beds planned around mature trees in Roseland and Elizabeth Gardens, with the tree by-law respected and every plant billed at cost.
    • Garden bed cleanup, mulch and edging: Old fabric and weeds out, the plants you want kept, a deep shovel edge and fresh mulch for Burlington's mature gardens.
    • Decks and fences: Decks and privacy fences for new backyards north of the QEW, built to Burlington's fence heights.
    • Fences and gates: Privacy fences and horizontal cedar for Burlington lots, gates that stay square, and a failed section rebuilt posts, rails and boards together.
    • Hardscaping: Steps, borders, fire pit areas and outdoor rooms. Our Burlington hardscaping guide walks through the options.

Patio restoration and sealing in Burlington

A lot of Burlington interlock does not need replacing. The City’s design guidelines for the Headon and Tansley communities date from the early 1990s, and many of the patios, walkways and driveways laid on streets like those are still sound stone on a tired base: a few low spots, sand washed out of the joints, weeds and ants moving in, and colour faded by sun and salt. Our patio restoration fixes all of that and keeps the pavers you already paid for, and a seal at the end protects the investment.

    • Re-levelling: Low spots and sunken edges lifted, the base under them topped up and compacted, and your own pavers reset flush so water runs off instead of sitting.
    • Lift and relay: A section that has heaved or drifted comes up, goes back down on a corrected base and is locked in at the edges again, so it lines up with the rest.
    • Pressure washing: A deep wash that takes out the dirt, moss and old sand, with the pressure suited to the stone, so the true colour comes back without scarring the surface.
    • Re-sanding: Premium polymeric sand swept into the clean joints in two rounds and compacted, so it sets firm, locks the pavers together and keeps weeds and ants out. It never goes down when rain is coming.
    • Sealing, to protect the investment: A sealer over the clean, dry stone brings back the colour, resists oil, stains and salt, and helps keep the new joint sand in place. Re-seal every few years, when water stops beading on the surface; read wet look or natural to choose a finish.
    • Restore or replace, honestly: If the stones themselves are cracked or crumbling across the area, we say so and quote a rebuild instead, and our Burlington interlock page covers new patios and driveways. Read restore or replace an old paver driveway for how we decide.

    Neighbourhoods

    Neighbourhoods we serve in Burlington

Burlington runs from the lake to the escarpment, and the yards change with the elevation and the age of the street.

    • Aldershot: Older lots between the escarpment and the bay, along Grindstone Creek, where Conservation Halton's map matters and mature trees shape the plan.
    • Tyandaga and Brant Hills: Homes on the escarpment slopes and the plateau above. Slopes, walls, steps and terraces.
    • Roseland, Shoreacres and Elizabeth Gardens: Lakeside streets with mature trees and established gardens to work beside rather than replace.
    • Appleby: East Burlington around Appleby Line and Appleby Creek, which runs from Dundas Street down to the lake. Conservation Halton has been updating the flood hazard mapping for the east Burlington creeks, Appleby among them, so on a lot beside the creek we check the map before a wall, a patio or a change of grade.
    • Millcroft, The Orchard and Alton Village: Newer family neighbourhoods north of the QEW with builder's lawns, bare fence lines and backyards waiting for a patio.
    • Headon Forest and Palmer: Established 1980s and 1990s streets where the original interlock is ready for restoration.
    • Tansley: A community the City planned in the early 1990s, so many of its first patios, walkways and driveways are now old enough that restoration, not replacement, is the first question to ask.

    Local knowledge

Building in Burlington: what to know before you start

The lie of the land. Burlington sits on the sloping plain between the Niagara Escarpment and Lake Ontario. The slope is gentle near the lake and steep in Tyandaga and Brant Hills, and the creeks have cut ravines through it. On a slope, water moves, so every job starts with where it goes now and where it should go when we are done. A patio or walkway needs a deep compacted gravel base and a fall away from the house; a wall needs clear gravel and a drain behind it.

Site alteration. Burlington’s Site Alteration By-law 64-2014 regulates placing or removing fill and changing the grade or the drainage of a lot. The City’s screening form asks about grade changes within half a metre of a lot line and about retaining walls, so a wall near the fence or a regrade that touches the boundary gets looked at before it is built. We fill in the screening as part of the quote and tell you what it means for the schedule.

Fences. Burlington’s zoning rules allow a residential fence up to 2.0 metres, 1.2 metres in the front yard near the street line, and 1 metre for solid fencing in a visibility triangle. Those are different from Hamilton’s numbers, and we build to Burlington’s.

Trees. Inside the city’s urban boundary, Private Tree By-law 40-2022 requires a permit to remove or injure a tree 20 centimetres or more in diameter, measured at chest height, and replacement planting usually comes with the permit. That shapes a lot of Burlington work: a patio or walkway is routed around the roots of a big tree rather than through them, and a bed under a mature maple is planned for shade. Ask before a large tree comes out, and we plan around the ones that stay.

Conservation Halton. Grindstone Creek through Aldershot, Bronte Creek and the small urban creeks between them are regulated by Conservation Halton, not the Hamilton Conservation Authority. A lot that backs onto a creek or a ravine can need its permission before a wall, a patio near the slope or a change of grade. We check the map before we quote.

Walls, decks and locates. Under the Ontario Building Code a retaining wall over 1,000 millimetres in exposed height beside public property, a building entrance or private property the public uses is a designated structure that needs a permit and an engineer’s design, in Burlington as everywhere in Ontario. Decks attached to the house generally need a building permit. Ontario One Call locates are free, required by law before any digging, and we book them for you.

The season. Burlington shares Hamilton’s growing season: plant hardiness zone 6b, the last spring frost around late April and the first fall frost around late October. Lawns and gardens go in from spring to fall, patios, walls and fences through the summer, and the digging ends with the first hard frost. Burlington start dates go in the calendar in the order quotes are accepted.

    FAQs

    Burlington landscaping questions

Yes, all of it: Aldershot, Tyandaga, Brant Hills, Roseland, Shoreacres, Elizabeth Gardens, Millcroft, The Orchard, Alton Village, Headon Forest, Palmer, Tansley, Appleby and the streets between. We are a Hamilton crew next door. Call (905) 906-0671 and give us the street; we are likely to know it.

Age and base. Interlock from the 1980s and 1990s was often laid on a shallow base, and a few decades of freeze and thaw have moved it. We lift the sunken area, correct and compact the base, reset the pavers flush, then wash and re-sand the joints. The stones are reused. Read about patio restoration.

Yes. On interlock from the 1980s and 1990s the low spots are lifted and re-levelled first, then the surface is washed deep and the joints refilled with polymeric sand, and the sealer goes on last, because sealing over open joints and sunken stones only locks the problems in. The stones you have are reused. Read about patio restoration.

Both work. Concrete is a plain, strong slab with control joints; interlock can be lifted and reset if a section ever moves. Either needs a deep compacted base. Our guide on interlock versus concrete driveways in Burlington goes through the trade-offs, and the quote is free either way.

Yes, usually by terracing it. A retaining wall with clear gravel and a drain behind it holds a flat level for the patio, and steps join it to the rest of the yard. On a slope the water moves, so the plan starts with where it runs now and where it should go when we are done. Read about a sloped backyard.

Yes. Halton Region, which supplies Burlington's water, asks everyone to water lawns on the odd/even rule by house number, and its own answer is that newly planted sod or seed can be watered during restrictions until it is established. After that, watering deeply once or twice a week grows deeper roots. See our Burlington sod installation page.

No. The written quote for a Burlington job is one price for the work, and the drive is not on it. Burlington is next door to us, so distance is not a factor in the price or the schedule.

A 1-year craftsmanship warranty, on every job. If our workmanship fails within that year, we come back and put it right, and we are fully insured while we work. The warranty is stated on your written quote as well.

We tell you. We try to give a heads-up on any delays and let you know when we are coming, with as much notice as possible. After heavy rain, waiting a day for the ground to drain can save a base or a new lawn, so a short delay is sometimes the better call.

Up to 2.0 metres on a residential lot, 1.2 metres in the front yard near the street line, and 1 metre for solid fencing in a visibility triangle. Those are Burlington's numbers, not Hamilton's, and we build to them. See fences and gates and our Burlington fences page.

Your property survey does. The City of Burlington says it does not determine property lines, that a fence built on the line belongs to both neighbours, and that its Division Fence By-law sets out how the cost of a shared fence can be split. Having the survey handy and a word with your neighbour before we start saves trouble later. See our Burlington fences page.

Only so close. Under Burlington's tree rules, work inside a tree's minimum protection zone counts as injuring it, and inside the urban boundary a private tree 20 centimetres or more across needs a permit before it is injured; the zone grows with the trunk, from 2.4 metres for a trunk of 11 to 40 centimetres to 3.6 metres at 51 to 60 centimetres. We measure the trunk at the quote and keep the patio outside the zone where we can.

Inside the urban boundary, a tree 20 centimetres or more across at chest height needs a permit under Private Tree By-law 40-2022, and replacement planting usually comes with it. Most of the time we route the patio around the tree instead. Removing a tree is an arborist's job, not ours; once it is down, we build. We tell you the options before we quote.

It can. Conservation Halton regulates Grindstone Creek, Bronte Creek and the small creeks, so a retaining wall, a patio near the slope or a change of grade on a creek or ravine lot may need its permission first. We check the map when we quote and build the approval time into the schedule.

It can. Conservation Halton regulates the Lake Ontario shoreline as well as creeks, valleys and steep slopes, and on a regulated lot its permission comes before a deck, stairs, a retaining wall, grading or fill. Once an application is complete it aims to finish its review within about four weeks, and its permission does not replace the City's permits.

Not for your own tree pruned within good practice: Burlington's tree page says pruning no more than a third of a private tree's live crown needs no permit. City trees are different, since only the City prunes them, and you can ask it to. We trim and prune hedges, shrubs and private trees; removals are an arborist's job. See tree and shrub trimming.

Yes. Unless the work is part of a site plan approval, Burlington requires a driveway modification permit before an existing driveway is widened, made circular or given a second entrance, and any change to the curb or sidewalk is arranged by the City. The width allowed depends on the width of your lot, and the work has to respect the public and private tree by-laws.

Usually not. Burlington lists uncovered patios on grade, retaining walls 1 metre high or less, detached pergolas, fences and landscaping among projects that need no building permit, while a deck attached to the house, or a detached one over 10 square metres or over 600 millimetres high, does. A patio or wall can still need a site alteration permit or a tree permit, which we check at the quote.

Possibly. Burlington's Site Alteration By-law 64-2014 regulates fill and grade changes, and the City's screening form asks about grade changes within half a metre of a lot line and about retaining walls. We complete the screening as part of the quote and tell you whether a permit follows. Read about grading.
